Corbieres, 25 minutes south of Carcassonne

This is an interesting house. It's a traditional two storey village house, attached on one side and the back. There are two entrances, the one you see in the picture, and one on the side. The one on the side is the one that the current owners use because they really only use the top floor of the house.

On the top floor there's a lounge/diner with an fireplace with a woodburner. French doors open onto the terrace. A mezzanine has a small office area and a TV area. There is a kitchen, two bedrooms, and a bathroom. You might want to redecorate but that's it. It's in very good condition.

Downstairs there are two big rooms. One is the original kitchen with a cheminee and a window at each end of the room. The other room was probably the sitting room. You could easily use it as a third bedroom without doing anything.

There is also an attached remise - storage area - with water and electricity. It's about 12 m2 and has a door to the parking area, also 12 m2 - it's not really a garage because the front is open - as well as a door into the house.

Total habitable space is about 130 m2. The central heating was installed about 2 years ago.

The house is in Villetritouls, a small village in the Corbieres about 15 minutes from Lagrasse. No commerce in the village but the vans call regularly. In Servies, about 2 km, there is a bakery, a small shop, and a tabac. In Montlaur, about 10 minutes, there is a small supermarket, a bakery, a butcher, a cafe/bar, and a pharmacy.

This is a wine producing area and the landscape is a beautiful combination of vineyards and garrigues. There's river swimming all around the area and there's a small lake about 6 or 7 minutes away. Terrific cycling, hiking, and walking.

Carcassonne is about 25 minutes, Toulouse about 90 minutes, the Mediterranean beaches about 45 minutes and skiing about 90 minutes.

This is a nice low maintenance vacation home. You can move right in. There's no work needed. If you want you can make an apartment on the ground floor, or make into a guest apartment or a gite, or do nothing with it. Lots of options. Well worth seeing.
